Situated between Horsham and Stawell, these 80-ha properties lie in an ideal position just minutes from the Western Freeway and close to the edge of the Grampians National Park, with a backdrop of the Grampians sandstone mountains.
The landscape features a moasic of open grassy areas, mature scattered River Red Gums and rich patches of restored native vegetation. Sheepwash Creek borders the western edge of the property, following close to to Mountain William Creek, which both form part of a significant tributary system within the Wimmera River catchment.
Restoration work across these properties has seen ~50-ha of biodiverse-carbon plantings in the open areas of the site and a further ~50-ha of biodiverse small tree and shrub layer plantings amongst mature canopy trees.
These properties sit within the Wimmera bioregion and contains three distinct vegetation classes (with bioregional conservation status):
- Plains Grassy Woodland (endangered): Characterised by River Red Gum overstory in areas of periodic inundation and sparse shrub layer. Typically, rich in grass and herb species
- Plains Woodland (endangered): Featured at this site by a canopy cover of Yellow Box and Yellow Gum on loamy soils less prone to flooding and a moderate density of large shrubs in the understory
- Damp Sands Herb-rich Woodland (vulnerable): evident by an overstory of Rough-barked Manna Gum and a strong diversity of large shrubs, including Banksia, Sheoak, Tea-tree, and Hop-bush
- Riparian Woodland (vulnerable): occurring along a buffered edge of Sheepwash Creek, consisting of a River Red Gum overstory and an understory of riparian shrubs, including Melaleuca, Callistemon, and Tea-tree species
There will be two lots available (as per site map), both with a designated Domestic Area and building envelope which have been approved by Council and CFA, meeting bushfire defendable space requirements.
